Electrical installation condition report (EICR)

The electrical installation condition report (EICR) is a basic safety and condition report of electrical supply that will need to be undertaken at various points during the life of your home or business. You may also hear this referred to as a periodic inspection report (PIR), which it was previously known as.

This inspection will normally reveal if your electrical circuits are overloaded which can cause fires, find any potential electrical shock risks such as damage sockets or switches & highlight defective earthing to pipes etc.

According to BS7671 (Requirements for Electrical Installations) EIC reports should be carried out at least every:

10 years or change of occupancy for domestic dwellings that is not rented out.

5 years or change of occupancy for domestic dwellings that are rented out

5 years for commercial properties

3 years for industrial properties

3 years for Agricultural

3 years for caravans

1 year for marinas

Landlord Reports

Landlords have a legal obligation to ensure that the electrical system is safe, inspections are recommended at the start of every tenancy and/ or every five years.

Electrical certification for new installations, alterations or additions

Electrical Installation Certificates (EICs) and Minor Electrical Installation Works Certificates (MEIWCs) will be issued depending on the type of work you are having done.
